Heterogeneity of Travel Structures within Major Commercial and Cultural Clusters(Hot Places) in Seoul: Focusing on Internal Travel Self-Containment 서울시 주요 상업·문화 집적지(핫플레이스) 내부의 통행 구조 이질성: 내부통행 자족성을 중심으로

Abstract

Recently, major commercial and cultural clusters (i.e., hot places) in Seoul have functioned as primary hubs for leisure and consumption activities; however, empirical verification regarding whether travel structures remain homogeneous within these hot places has been insufficient. This study aims to examine the spatial heterogeneity of travel structures by administrative-dong level within major hot places in Seoul and analyze the structural factors influencing internal travel self-containment. The results show that, first, according to a multiple linear regression analysis, while the density of cultural and leisure facilities and the logarithm of population have statistically significant positive effects on internal travel self-containment, average land price, subway station density, and commercial facility density have statistically significant negative effects. Second, the Moran’s I analysis on the residuals of the regression model indicates that spatial autocorrelation is not statistically significant, suggesting that the spatial distribution of internal travel self-containment is primarily shaped by the individual structural characteristics of each administrative dong rather than by spatial spillover or clustering effects among adjacent areas. This study is significant in that it empirically demonstrates the necessity of interpreting hot places as complex, multi-layered spaces with functional differences at the micro-spatial level, rather than as single, uniform commercial units. Future research should incorporate non-physical factors, such as street environments and spatial brand images, alongside physical factors for a more comprehensive understanding of travel behavior in urban hot places.

최근 서울시 주요 상업·문화 집적지(핫플레이스)는 여가·소비 활동이 집중되는 공간으로 기능하고 있으나, 동일한 핫플레이스 권역 내부에서도 통행 구조가 균질하게 나타나는지에 대한 실증적 검토는 충분히 이루어지지 않았다. 이에 본 연구는 서울시 주요 핫플레이스 내부에서 행정동별 통행 구조의 이질성이 존재하는지를 검토하고, 내부통행 자족성에 영향을 미치는 구조적 요인을 분석하는 것을 목적으로 한다. 분석 결과는 다음과 같다. 첫째, 행정동별 내부통행 자족성에 logit을 취한 값을 종속변수로 설정하고 다중선형회귀분석을 수행하였을 때, 문화·여가시설 밀도와 log(인구)는 내부통행 자족성에 유의한 양의 영향을 미치는 반면, 평균 지가 수준과 지하철역 밀도, 상업시설 밀도는 내부통행 자족성에 유의한 음의 영향을 미치는 것으로 나타났다. 둘째, 회귀모형으로 설명되지 않는 내부통행 자족성의 잔차에 대해 Moran’s I 분석을 수행한 결과, 공간적 자기상관은 통계적으로 유의하지 않은 것으로 나타났다. 이는 내부통행 자족성의 공간적 분포가 인접 행정동 간의 확산이나 군집 효과보다는 각 행정동의 개별적인 구조적 특성에 의해 형성될 가능성이 높은 것으로 해석된다. 본 연구는 핫플레이스를 단일한 상권 단위가 아닌 행정동별 기능적 차이를 고려한 복합 공간으로 파악해야 함을 실증하였다는 점에서 의의가 있다. 향후 연구에서는 내부통행 자족성에 영향을 미치는 물리적 요인 외 가로 환경이나 공간의 브랜드이미지 등 비물리적 요인을 포함한 심층적 분석이 필요할 것으로 판단된다.
